Sir Charles is an impoverished Baron living in his decrepit manor with his old butler. Then one day he receives three visitors, each after something different from him. One is an unscrupulous and wealthy neighbour who wishes to purchase some of Sir Charles’ land. Another is a radio announcer who wishes to record the parish bell-ringing, and finally his niece arrives from Australia. Sir Charles expecting her to be a child, is startled when she is an attractive young woman. His house is thrown into chaos, particularly when the poaching butler discovers that the council is planning to buy out Sir Charles to build a road over the estate.
